Kur shprehet si p\u00ebrqindje e produktit t\u00eb brendsh\u00ebm bruto (PBB), ekonomist\u00ebt mund t\u00eb krahasojn\u00eb vendet me madh\u00ebsi t\u00eb ndryshme ekonomike sepse kjo lidh huamarrjen private me performanc\u00ebn e p\u00ebrgjithshme ekonomike t\u00eb nj\u00eb vendi.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ky tregues nuk tregon se sa i detyrohet secila familje individuale, por jep nj\u00eb pamje m\u00eb t\u00eb gjer\u00eb t\u00eb borxhit t\u00eb t\u00eb gjith\u00eb sektorit t\u00eb familjeve n\u00eb raport me t\u00eb ardhurat komb\u00ebtare. Nj\u00eb vler\u00eb prej 50 p\u00ebrqind, p\u00ebr shembull, do t\u00eb thot\u00eb q\u00eb borxhi total i familjeve korrespondon me gjysm\u00ebn e asaj q\u00eb prodhon ekonomia e nj\u00eb vendi n\u00eb nj\u00eb vit.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Pse ka r\u00ebnd\u00ebsi borxhi familjar<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Borxhi i lart\u00eb i familjeve n\u00eb vetvete mund t\u00eb mos jet\u00eb problem. Vendet me tregje t\u00eb zhvilluara t\u00eb pasurive t\u00eb paluajtshme, norma t\u00eb larta t\u00eb pron\u00ebsis\u00eb s\u00eb sht\u00ebpive t\u00eb financuara nga kredit\u00eb ose sisteme financiare t\u00eb p\u00ebrparuara shpesh kan\u00eb nivele m\u00eb t\u00eb larta t\u00eb borxhit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Megjithat\u00eb, borxhi i tep\u00ebrt mund t\u00eb thelloj\u00eb krizat ekonomike. Komisioni Evropian e konsideron borxhin familjar si nj\u00eb rrezik makroekonomik kur tejkalon 55 p\u00ebrqind t\u00eb PBB-s\u00eb. Historia tregon se borxhi privat, jo publik, i ka shtyr\u00eb m\u00eb shpesh ekonomit\u00eb n\u00eb kriza krediti. Nga ana tjet\u00ebr, Evropa Jugore, e cila \u00ebsht\u00eb shoq\u00ebruar me kriza t\u00eb borxhit publik n\u00eb t\u00eb kaluar\u00ebn, ka borxh familjar relativisht t\u00eb ul\u00ebt.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Borxhi i familjeve italiane \u00ebsht\u00eb vet\u00ebm 35.9 p\u00ebrqind e PBB-s\u00eb, krahasuar me 38.0 p\u00ebrqind n\u00eb Greqi dhe 42.9 p\u00ebrqind n\u00eb Spanj\u00eb, t\u00eb gjitha shum\u00eb n\u00ebn mesataren e BE-s\u00eb. Edhe pse qeverit\u00eb n\u00eb Evrop\u00ebn Jugore jan\u00eb nd\u00ebr m\u00eb t\u00eb borxhlidhurat n\u00eb kontinent, familjet e tyre n\u00eb p\u00ebrgjith\u00ebsi jan\u00eb shum\u00eb m\u00eb t\u00eb kujdesshme n\u00eb lidhje me huamarrjen sesa familjet n\u00eb veri.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a href=\"https:\/\/flo.uri.sh\/visualisation\/29744167\/embed?auto=1\">https:\/\/flo.uri.sh\/visualisation\/29744167\/embed?auto=1<\/a><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Dhjet\u00eb vendet m\u00eb  borxhli<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">10. Gjermania: 49.0%. Ekonomia m\u00eb e madhe e Evrop\u00ebs, pavar\u00ebsisht pasuris\u00eb s\u00eb saj, \u00ebsht\u00eb af\u00ebr mesatares s\u00eb BE-s\u00eb. Nj\u00eb arsye \u00ebsht\u00eb shkalla e ul\u00ebt e pron\u00ebsis\u00eb s\u00eb sht\u00ebpive prej vet\u00ebm 46.7 p\u00ebrqind n\u00eb vitin 2022, nd\u00ebr m\u00eb t\u00eb ul\u00ebtat n\u00eb Evrop\u00eb.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Nj\u00eb treg i madh qirash, qira relativisht t\u00eb p\u00ebrballueshme dhe mungesa e leht\u00ebsirave tatimore p\u00ebr interesat e hipotekave historikisht kan\u00eb zvog\u00ebluar nevoj\u00ebn p\u00ebr huamarrje t\u00eb m\u00ebdha.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">9. Portugalia: 53.9%. Borxhi i familjeve arriti n\u00eb rreth 171 miliard\u00eb euro n\u00eb fund t\u00eb vitit 2025, nj\u00eb rritje prej 8.6 p\u00ebrqind krahasuar me vitin e kaluar. Rritja u nxit kryesisht nga kredit\u00eb p\u00ebr strehim, p\u00ebr shkak t\u00eb nj\u00eb prej rritjeve m\u00eb t\u00eb shpejta t\u00eb \u00e7mimeve t\u00eb pronave n\u00eb BE.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ky ekspozim \u00ebsht\u00eb i konsideruesh\u00ebm sepse m\u00eb shum\u00eb se 90 p\u00ebrqind e kredive portugeze p\u00ebr sht\u00ebpi kan\u00eb norma interesi t\u00eb ndryshueshme ose t\u00eb p\u00ebrziera t\u00eb lidhura me Euribor. Kjo i b\u00ebn familjet jasht\u00ebzakonisht t\u00eb ndjeshme ndaj ndryshimeve n\u00eb normat e interesit t\u00eb Bank\u00ebs Qendrore Evropiane.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/ip.index.hr\/remote\/bucket.index.hr\/b\/index\/108dac17-05c7-4947-ace2-d7451a3f9ef5.png?width=765\" alt=\"\"\/><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\">Kredi p\u00ebr strehim<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">8. Qipro: 54.2%. Banka Qendrore e Qipros thot\u00eb se pjesa e borxhit t\u00eb familjeve ka r\u00ebn\u00eb me rreth 62 p\u00ebrqind q\u00eb nga dhjetori 2016. Rreth 34 p\u00ebrqind e borxhit ende lidhet me kredit\u00eb e vjetra, me probleme, t\u00eb marra p\u00ebrsip\u00ebr nga agjencit\u00eb e mbledhjes s\u00eb borxheve dhe q\u00eb po zgjidhen gradualisht.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">7. Belgjika: 56.4%. Rreth 43.1 p\u00ebrqind e familjeve belge zot\u00ebrojn\u00eb pron\u00ebn e tyre me hipotek\u00eb, shum\u00eb mbi mesataren e BE-s\u00eb prej 24.3 p\u00ebrqind. Shumica e k\u00ebtyre kredive kan\u00eb nj\u00eb norm\u00eb interesi fikse. Banka Komb\u00ebtare e Belgjik\u00ebs regjistroi nj\u00eb rritje t\u00eb kredive hipotekare n\u00eb vitin 2025, me vler\u00ebn e kredive t\u00eb reja q\u00eb u rrit n\u00eb 40.7 miliard\u00eb euro nga 31.7 miliard\u00eb euro vitin e kaluar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">6. Franca: 59.5%. Kredit\u00eb hipotekare me norm\u00eb fikse jan\u00eb t\u00eb p\u00ebrhapura n\u00eb Franc\u00eb. Ndryshe nga Portugalia ose Spanja, kredit\u00eb me norm\u00eb t\u00eb ndryshueshme nuk jan\u00eb t\u00eb zakonshme dhe kushtet e huadh\u00ebnies jan\u00eb t\u00eb rrepta. Huamarr\u00ebsit n\u00eb p\u00ebrgjith\u00ebsi nuk lejohen t\u00eb shpenzojn\u00eb m\u00eb shum\u00eb se nj\u00eb t\u00eb tret\u00ebn e t\u00eb ardhurave t\u00eb tyre neto p\u00ebr shlyerjen e borxhit, nj\u00eb limit q\u00eb p\u00ebrdit\u00ebsohet \u00e7do muaj nga banka qendrore franceze (Banque de France).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">5. Luksemburgu: 60.5%. Borxhi \u00ebsht\u00eb shum\u00eb i p\u00ebrqendruar n\u00eb Luksemburg. Kredit\u00eb hipotekare p\u00ebrb\u00ebjn\u00eb 90 p\u00ebrqind t\u00eb borxhit t\u00eb familjeve, por pothuajse gjysma e familjeve nuk kan\u00eb fare borxh. Pasuria neto mesatare e familjeve n\u00eb vitin 2023 ishte 676,000 euro.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Rregullore m\u00eb e rrept\u00eb<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">4. Finlanda: 62.9%. Borxhi \u00ebsht\u00eb pothuajse t\u00ebr\u00ebsisht i lidhur me strehimin, por ndjek nj\u00eb model specifik finlandez. Kredit\u00eb p\u00ebr strehim p\u00ebrb\u00ebjn\u00eb rreth 63 p\u00ebrqind t\u00eb borxhit t\u00eb familjeve. Kur shtohen kredit\u00eb bashk\u00ebpunuese p\u00ebr strehim, t\u00eb cilat n\u00eb fakt jan\u00eb borxhe t\u00eb vet\u00eb nd\u00ebrtes\u00ebs q\u00eb marrin p\u00ebrsip\u00ebr bler\u00ebsit e apartamenteve, pjesa e kombinuar rritet n\u00eb rreth 75 p\u00ebrqind.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Banka qendrore e Finland\u00ebs ka paralajm\u00ebruar vazhdimisht kund\u00ebr p\u00ebrdorimit n\u00eb rritje t\u00eb kredive bashk\u00ebpunuese p\u00ebr strehim dhe po prezanton rregullore m\u00eb t\u00eb rrepta p\u00ebr t\u00eb kufizuar huamarrjen.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">3. Suedia: 82.3%. Suedia mbetet nj\u00eb nga ekonomit\u00eb evropiane m\u00eb t\u00eb varura nga hipotekat. Tregu dominohet nga kredit\u00eb me norm\u00eb interesi t\u00eb ndryshueshme, duke i l\u00ebn\u00eb familjet shum\u00eb t\u00eb ekspozuara ndaj ndryshimeve n\u00eb normat e interesit. Kjo cenueshm\u00ebri \u00ebsht\u00eb theksuar gjat\u00eb ciklit shtr\u00ebngues t\u00eb politik\u00ebs monetare t\u00eb Bank\u00ebs Qendrore Evropiane.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Borxhet bruto<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">2. Danimarka: 84.1%. Banka qendrore daneze dhe Komisioni Evropian kan\u00eb paralajm\u00ebruar prej koh\u00ebsh p\u00ebr borxhin e lart\u00eb bruto, por theksojn\u00eb se ai kompensohet kryesisht nga kursimet e konsiderueshme t\u00eb pensioneve dhe asetet e pasurive t\u00eb paluajtshme. Borxhi i familjeve si pjes\u00eb e t\u00eb ardhurave t\u00eb disponueshme ishte rreth 177 p\u00ebrqind n\u00eb vitin 2024 dhe mbetet nd\u00ebr m\u00eb t\u00eb lartat n\u00eb BE.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">1. Holanda: 93.5%. Holanda ka borxhin m\u00eb t\u00eb lart\u00eb t\u00eb familjeve n\u00eb Evrop\u00eb, si rezultat i politikave t\u00eb synuara qeveritare. Banka qendrore holandeze (De Nederlandsche Bank) shpjegon se borxhi hipotekor \u00ebsht\u00eb kaq i lart\u00eb &#8220;sepse qeveria e b\u00ebn huamarrjen p\u00ebr t\u00eb bler\u00eb nj\u00eb sht\u00ebpi t\u00ebrheq\u00ebse&#8221;.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Kjo p\u00ebrfshin leht\u00ebsime tatimore mbi interesin dhe standardet e huadh\u00ebnies q\u00eb u lejojn\u00eb bler\u00ebsve t\u00eb financojn\u00eb vler\u00ebn e plot\u00eb t\u00eb pron\u00ebs, nd\u00ebrsa n\u00eb vende t\u00eb tjera ky raport \u00ebsht\u00eb i kufizuar n\u00eb 90 p\u00ebrqind ose m\u00eb pak.
